What is utility submetering?

Submetering is the process of installing individual meters in master-metered multi-unit rental property. Utility costs are then distributed to each resident based an actual usage as measured by the individual meters. These individual meters are commonly referred to as “submeters” because they are installed after the master meter.

Guardian Water & Power Recovers $4,746.79 in Utility Overpayment

Guardian Water & Power was featured in the National Apartment Association’s April issue of Units Magazine. The April issue, published in conjunction with the NAA’s April 28-29 Green Conference, focused on ways to reduce water and energy costs in multifamily housing. By comparing water submeter usage with municipal water charges, Guardian was able to spot a municipal billing error which resulted in a $4,746.49 refund issued to the Arbors of Perrysburg.

Gas Forced Air Furnaces – Master metered apartment communities equipped with individual gas forced air furnaces can be converted to individual utility service by installing gas submeters in each dwelling unit. However, in some cases, submeters cannot be installed because of the community’s gas delivery system. High-resolution gas valve monitors installed on each furnace provide an accurate and economical alternative. Individual heat cost bills are computed by measuring gas flow “runtime”.
